Services
Recurring litter upkeep — and nothing that distracts from it
One specialized service, performed on a defined schedule, documented the same way every time.
What a service plan covers
Included
- Recurring litter pickup across the agreed service area
- Parking areas, curb lines, landscape beds, walkways and common areas as agreed
- Collected litter securely bagged and placed in your designated on-site waste container
- A client-approved backup disposal area used and documented if that container is full
- Before and after photo documentation on every visit
- Property issue reporting with photos and urgency
- A Service Visit Report to the designated property contact
- Property-specific instructions, access notes and checklists
Not our scope
We report these conditions and can point you toward approved resources.
- Waste hauling or transporting collected waste off the property
- Junk removal and bulky-item removal
- Dumpster service or emptying waste containers
- Landscaping and grounds maintenance
- Pressure washing
- Parking lot sweeping, striping or repair
- Graffiti remediation
- General property maintenance and repairs
The property already has trash service. We take care of the litter that never made it to the trash.
Your property already has a waste-removal system. We help make sure loose litter around the property gets there.
We do not haul waste off the property. No junk removal, no waste transportation, no dumpster service. Recurring exterior litter upkeep only.
- 1
The Upkeeper walks the property's agreed service area.
- 2
Loose litter is collected into appropriate trash bags.
- 3
Full bags are securely tied.
- 4
Bags are placed in your designated on-site dumpster, tote or approved waste container.
- 5
Nothing is transported off the property — your waste provider empties the container as usual.
If the dumpster or tote is full
It happens. There is a defined, documented procedure — and it never involves taking waste off your property.
Bags are tied and set in your approved backup area
Never a spot of the Upkeeper's choosing — only the backup disposal area you designated during property setup.
The condition is documented
Photos, notes and the exact placement location are recorded on the service visit.
You are notified
The visit report shows the primary container was full and where the bags were placed.
Cleared on the next visit
If capacity is available, those bags go into the designated container first — before the current visit's litter upkeep begins.
Service frequency
Frequency is set per property. If you are not sure what a property needs, we will recommend a starting cadence after the Property Walkthrough and adjust as conditions change.
Low-disruption service
Scheduled around how your property is actually used
Where practical, visits can be performed during lower-traffic or after-hours periods, so our Upkeepers work efficiently without unnecessarily interfering with customers, residents, tenants, employees, visitors, or normal property operations.
Service windows we can consider
- Standard service hours
- Lower-traffic periods
- Early morning
- Evening
- After-hours where appropriate
- Property-specific access windows
The service window is established with you at the Property Walkthrough and set per property. Not every requested window will be available — we confirm what works for your property and ours before the schedule begins.
Why it matters
- Retail centers: less interference with customers and parking activity.
- Apartment communities: less interference with residents and property operations.
- Offices & commercial properties: service can often occur outside peak business activity.
- Other managed properties: scheduling can be coordinated around how the property is actually used.
We do the work. Your property keeps moving.
